You've spent decades building a home, a neighborhood, and a life. The idea of leaving it can feel like a loss—even when you know it might be time. This guide is for the active, independent Minnesotan who's curious about what's next, but isn't in a rush.

"I'm not ready to give up my independence."
Good! You shouldn't have to.
Senior cooperatives are not assisted living. There are no nurses, no meal schedules, and no loss of freedom. A cooperative is just a building where active adults (55+) own their homes together. The group handles the outside work and shared areas. This lets you focus on living your life.
You come and go as you please. You can travel, have guests, and decorate your home however you like. The only thing you give up is the chores that take up too much of your time.
"I don't want to leave my neighborhood."
Minnesota has over 70 senior cooperatives. You can find them in the Twin Cities, the suburbs, and across Greater Minnesota. There's a good chance one is in your city or very close by.
Many people find that moving to a co-op in their own town actually helps them stay connected. You won't spend your weekends on home repairs anymore. You'll have neighbors who are in the same stage of life. This leaves you free to enjoy the community you love.
"I've heard cooperatives are expensive."
The costs are more complex than they first look.
Yes, there's a purchase price. This usually ranges from under $100,000 to over $400,000. It depends on the community, the size of the unit, and the location. But that price is an investment, not just a cost. Your shares in the co-op can grow in value over time. When you sell, you get that value back.
The monthly fee (the co-op's shared operating cost) covers several things:
- Property taxes
- Building insurance
- Outside maintenance
- Utilities for shared areas
Think about what you pay now for taxes, insurance, lawn care, and snow removal. Many residents find the co-op fee is about the same—or even lower—than what they spend now. Plus, unlike rent, your monthly fee helps maintain an asset you own.
"The timing feels overwhelming."
This is a very honest concern. Selling a home and moving is a lot of work. There's no way around that.
But there are two things that can help:
